Merrie Espina is one of San Diego’s most decorated and multi-dimensional real estate professionals — a career spanning more than 37 years, anchored by her recognition as the 2019 PSAR Realtor of the Year and her roles as a California Association of Realtors Director (2018) and PSAR Director (2016–17). She is a licensed Associate Real Estate Broker, a Notary Public, a Certified International Property Specialist (CIPS), and a VA Pro — a combination of credentials that reflects decades of sustained excellence and continuous professional development.

Merrie holds a Master of Real Estate degree from Realtor University and a Bachelor of Science in Business and Management from the University of La Verne — academic foundations that give her a depth of expertise that goes well beyond the typical agent. Before real estate, she had an extraordinary career: a retired bank supervisor with 21 years of service, a former loan officer, a nurse in London, UK, and the CEO/President of SD County Real Estate Services — recognized as Business of the Year by the Filipino/American Chamber of Commerce in 1996.

Her specialties span a remarkable breadth: VA loans, probate transactions, short sales, international property, military rewards, and complex negotiations. She has been named the #1 producer at the CBW Eastlake office, has served on the Grievance, Education, Membership, Charity, Global Council, and Government Affairs committees of PSAR, and is deeply committed to community service — including Red Shoe Day for Children’s Hospital, scholarship programs at Southwestern College, and prom night assistance for special needs high school students.
